This information has been put together to let you know some of the things that need to be completed before we can break ground!

What Is Your Budget?

A re you financing your new home with a bank? If so, you need to know what you are pre-qualified to borrow. You don’t want to waste your time looking for land or planning a house that is out of your budget. If you are financing the project yourselves, you will probably have a budget in mind already.

Finding a Lot or a piece of Land

You will obviously need a lot or piece of land before we can build. Some considerations when looking for a lot or land:

1) Is there a nice location to build a house?

2) Is there a reasonable entrance location?

3) Do you like the surrounding properties?

4) Do you know if there are covenants or restrictions?

5) Are there utilities near the property?

6) Has the property been surveyed? Can you get a copy?

7) Is the lot on a sewer system or will it be a septic system?

8) If it will be on a septic system, is there a soil test?

Recorded survey of property

Once you purchase your property to build on you will need a survey and it will need to be recorded. You should be able to identify who created the original survey by looking in the bottom right or bottom left corner of the survey.

Perc Test

If your land requires a septic system, then you will eventually need a Perc Test. It is highly recommended that you get a perc test before you close on your property to make sure that it will accommodate a conventional septic system. Here is our recommendation for a perc test:

Geotechnical Evaluation

We will require a geotechnical report be performed before getting pricing for foundation work. This helps us provide the correct foundation for your home.

Utilities

- Electricity?

You will need to find out who the electrical company is that services your property. This can sometimes take a few phone calls. If you don’t have or don’t know if you have electricity at the property you may need to call to verify. In some cases, you will need to schedule an appointment with the engineer from the electric company to meet you at the property to determine what the options are and what the cost will be to bring electricity to the property. If there is electricity at the property location, you should call and get an account set up for that property address.

Arizona Public Service
Arizona Public Service (APS) (link: https://www.aps.com/en/residential/home ) provides electric power areas immediately to the north of Show Low  (link: http://showlowaz.gov/ ) and to most of the City of Show Low. The primary power source is the APS owned coal-fueled 995 MW Cholla Power Plant located 50 miles north of Show Low in Joseph City.

Navopache Electric Cooperative (link: https://www.navopache.org ) provides electric power to the areas immediately to the south, west, and east of the City of Show Low and portions of the City of Show Low. Navopache purchases its power from PNM Resources of Albuquerque, NM. PNM Resources has a current generating capacity of 2,650 MW and uses a balanced mix of fuel sources including coal, natural gas, nuclear and renewab

You will of course need house plans if you are going to build. Here are your options:

If you design and build with us, we can design a custom home exactly how you want in about 4-6 weeks . You will meet with Tony at the office and discuss what your budget is and what options you would like to include in the home. Tony will prepare a sketch and layout that will meet your budget like this:
